Belivah Facilities

Major Projects & Developments

The following are a sample of the major projects and developments currently underway or in the pipeline in Bannockburn and the surrounding region:

EMPIRE INDUSTRIAL ESTATE

Located within the Yatala Enterprise Area (YEA), less than 10 minutes drive from Bannockburn. The new 127 hectare industrial hub to inject $1 billion into the regional economy over the next ten years. The estate will ultimately comprise of approximately 250 buildings and provide up to 5,000 new jobs.

RETIREMENT AND AGED CARE RESORT

Valued at $600 million and located in Bethania, 12 minutes drive from Bannockburn. The aged resort dubbed Jeta Gardens has been granted preliminary approval from the Logan City Council for the development of Australia’s first integrated facility of its kind. The project is set to involve the construction of retirement villas and apartments, serviced aged care facilities, a club house, pharmacy, childcare facilities, private hospital and international training college. The construction phase alone will create hundreds of jobs over the next ten years.

MULTICULTURAL TOURISM VILLAGE

the proposed project is located in Carbrook and includes the construction of an eco-friendly village consisting of a five-star hotel, shopping plaza, convention centre and a combination of 200 luxurious residences. The cost of the project is estimated to be $550 million and is set to create several hundred jobs during construction and approximately 450 permanent job opportunities once complete.

BEENLEIGH SHOPPING CENTRE UPGRADE

Located five minutes from Bannockburn. The shopping centre upgrade involves the construction of 22 new specialty stores and six food outlets. Other changes include a new medical centre and an extension Coles supermarket. Competition of the upgrade is expected March 2016.

HYPERDOME SHOPPING CENTRE EXPANSION

valued at $17 million and located in Loganholme. The recently completed project involved the construction of the “Market Room”, a fresh food market-style precinct which includes retailers such as fruit and vegetable market, delicatessen, butcher, fishmonger, bakery, coffee shop and other specialty food stores.

BEENLEIGH CBD RENEWAL

Valued at $9.7 million and located in the neighbourhood suburb of Beenleigh. The major renewal project involved the redevelopment of the CBD area creating a town square precinct with cafe and pavilion areas and new market and event space. The recently completed project is estimated to benefit the region by $23 million stimulating broader economic benefits including investment and job creation.

LOGAN HOSPITAL EXPANSION

Valued at $145 million. The major hospital expansion was completed late 2014, with a brand new emergency department, rehabilitation unit and larger children’s inpatient unit. The expansion project transformed the hospital into a new expanded health facility offering quality and timely health services to a growing region.

CRESTMEAD INDUSTRIAL ESTATE

The estate which has been developed by the Queensland Government over a number of years recently completed its final stage in 2014. Approximately 72 businesses are currently located in the estate making it a major employment precinct for the area. Businesses currently located in the estate include Metcash which employs 775 employees, Snap Fresh with 200 employees, BDS Pty Ltd with 100 employees and Beenleigh Steel Fabrication Pty Ltd with 70 employees.

MARSDEN PARK SHOPPING CENTRE UPGRADE

Value at $60 million and located 17 minutes drive from Bannockburn. The project will create approximately 250 local retail positions upon completion and will triple the size of the shopping centre. The redevelopment will have numerous positive flow-on effects for the area.

Belivah Overview

Economy & Employment

Belivah is located within Logan City in South East Queensland. Positioned within the highly sought after Gold Coast to Brisbane growth corridor, Belivah is within close proximity to the Pacific Motorway and the Yatala Enterprise Area.

Logan City is a major economic hub within the South East Queesland region. Key industries in the city’s economy include manufacturing and retail sectors, business and community services, the property sector, construction and agricultural industries.

Logan City generates $8.7 billion in Gross Regional Product (GRP) per year and is home to an estimated 21,000 businesses. The city has a young workforce, and its business base generates an estimated 72,000 local jobs.

Logan is ideally located between Brisbane, Ipswich and the Gold Coast with easy access to the national highway and rail networks. Thriving light industrial precincts are located in Marsden, Crestmead, Slacks Creek and Loganholme.

The city is currently a hive of development with a number of major developments underway or in planning which will have a significant impact on the regional economy. Recently completed projects include the $145 million Logan Hospital expansion, the $9.7 million Beenleigh CBD renewal and the $17 million Hyperdome Shopping Centre expansion.

Major projects planned for the city include the $600 million Jeta retirement and aged care resort/ the $550 million multicultural tourism village and the development of the Empire Industrial Estate, set to have a $1 billion impact on the region.

The Yatala Enterprise Area (YEA) is a major employer for the area. The industrial hub is home to over 550 businesses/ providing employment for over 10,000 people. The YEA is expected to experience dramatic growth over the coming years with several major companies basing operations out of the area. It is estimated the YEA will grow to employ 16,000 people within the next two years.

According to the Australian Bureau of Statistics, the most common industry for employment in Bannockburn is within school education, with 7.5% of the local population employed within the industry.

Other major industries for employment include residential building construction (3.8%) building completion services (3.8%) cafes, restaurants and takeaway services (3.8%) and local government administration (3.8%).

Close to Everything

Parklands at Windaroo is a residential estate ideally located in the growth corridor between Brisbane and the Gold Coast.

The emerging residential area includes Bannockburn, Bahrs Scrub, Beliva and Windaroo and neighbors the Yatala Enterprise Area and Beenleigh Town Centre undergoing a $9.6 million rejuvenation project. However, even with its proximity to these economic and employment hubs, the immediate area boasts relaxed community living set against a rural residential landscape and picturesque mountain backdrop. Convenient access to schools, transport, and health and leisure facilities are just a few key benefits of Parklands at Windaroo.

Health and Leisure

Residents of Parklands at Windaroo have access to an array of leisure and fitness activities including;

  • Windaroo Lakes Golf Course – an 18-hole course which hosted the Queensland Open from 1992 to 1995;
  • Mt. Warren Park Golf Course – an 18-hole course associated with the Beenleigh RSL;
  • Windaroo Memorial Peace Park, Noyer Park with off-leash dog area, Rugby Club and Pony Club;
  • Alexander Watt Park – providing boat access to the Albert River and Moreton Bay;
  • Willman Park – adjacent to the estate; and
  • Windaroo Activity Park – providing playground and skate facilities. The Logan District medical facilities include:
  • Logan Hospital, having undergone a $145.6 million upgrade, and supporting facilities located at Meadowbrook;
  • Windaroo Medical Surgery;
  • Beenleigh Medeco Medical Centre and
  • Beenleigh Marketplace Shopping Centre in George Street offers a wide range of medical services.

Education

The area boasts a comprehensive educational selection including early learning, special school, pre-school, primary schools, both private and public high schools, and access to Queensland’s leading TAFE’s and Universities. In the vicinity of the site, residents have access to 19 education facilities within 5kms including:

  • 6 pre-school and early learning centres;
  • 4 primary schools;
  • 8 high schools; and
  • the Special School Centre.

Retail Shopping

In the immediate vicinity residents will have access to the proposed Bannockburn Village neighbouring the estate. Bannockburn Village will host a full line Woolworths supermarket. 12 specialty retail shops and 188 carparks. In addition, a short drive lands you in some of SEQ’s premier retail centres including:

  • Windaroo Village Shopping Centre
  • Beenleigh Marketplace;
  • The proposed billion dollar Coomera Town Centre that will contain about 60,000 square metres of retail space;
  • Westfield Garden City
  • Logan Hyperdome; and
  • Westfield Helensvale

Transport

The billion dollar M1 Motorway provides road access to both Brisbane and the Gold Coast and is supported by the adjacent passenger rail line.

The Beenleigh Train Station provides a bus/ rail interchange with a 310 space park and ride facility, only a short drive for residents at Parklands. The rail line extends from the Brisbane CBD, through Beenleigh to Robina, connecting Logan, the Logan Hospital and Coomera to name a few.
